For Buyers Abroad

The NRI Corner.

Buying a home in Bhubaneswar from Dubai, Singapore or New Jersey is entirely routine — and almost entirely paperwork. Here is the shape of it.

How It Works

Four steps, from enquiry to keys.

The process is the same as it is for a resident buyer, with two additions — the funding route and, usually, a Power of Attorney.

I
Shortlist Remotely

Floor plans, cost sheets and a live video walkthrough of the site, scheduled around your time zone.

II
Documentation

Passport, PAN and overseas address proof. If you cannot travel, a notarised Power of Attorney is prepared at this stage.

III
Funding

Payment in rupees through your NRE, NRO or FCNR account, or by inward remittance. Loan assistance where required.

IV
Registration & Handover

Registration completed in India, with progress documented for you throughout. Most overseas buyers visit once — at handover.

A note on advice

The guidance on this page is general and is offered to help you frame the right questions. FEMA rules, RBI limits and Indian tax treatment of NRI property transactions change, and your position depends on your country of residence.

Please take advice from a chartered accountant and your authorised dealer bank before committing funds. Our team will work alongside them and provide whatever documentation they need.

NRI Questions

The questions we are asked most.

Can an NRI buy residential property in India?

Yes. Under FEMA, a Non-Resident Indian or Person of Indian Origin may purchase residential and commercial property in India without approval from the Reserve Bank of India. The one restriction is agricultural land, plantation property and farmhouses, which cannot be purchased — only inherited.

How can the purchase be funded?

Payment must be made in Indian rupees, through normal banking channels, from an NRE, NRO or FCNR account, or by inward remittance. Payment by traveller's cheque or foreign currency notes is not permitted.

Home loans from Indian banks and housing finance companies are available to NRIs, typically repaid through the same NRE or NRO account.

What documents will I need?

A valid passport, PAN card, recent photographs, proof of overseas address, and — where you are not signing in person — a notarised and apostilled Power of Attorney appointing someone in India to execute documents on your behalf.

Can the sale proceeds be repatriated later?

Yes, subject to conditions. Where the property was purchased using foreign exchange remitted through banking channels or from an NRE or FCNR account, repatriation of sale proceeds is permitted for up to two residential properties. Rental income and proceeds beyond that limit are repatriable from an NRO account within the annual limit prescribed by the RBI.

Rules change. Please confirm the current position with your chartered accountant or authorised dealer bank before you commit.

Do I have to travel to India to complete the purchase?

No. A properly executed Power of Attorney allows the entire transaction to be completed in your absence, and our team coordinates registration, documentation and handover remotely. Most of our overseas buyers visit once, at handover.

What about TDS and taxes?

Tax deducted at source applies on purchase from a resident seller, and on rental income. Long-term and short-term capital gains treatment on eventual sale depends on the holding period. This is genuinely case-specific — please take advice from a chartered accountant familiar with NRI taxation.
